Yorktown Developments Limited (YDL) have placed a number of covenants on each section which are separate to any Council requirements. They are in place to ensure we protect the investment you and your neighbours have made and to provide you with peace of mind in the knowledge that all section owners are required to meet the same standards and protect the shared spaces of Yorktown development.
The Developer’s vision for Yorktown includes the establishment of a selection of specimen trees planted in each of the right of ways and individual sections. Covenants have been tailored detailing their care and maintenance, to ensure their maturity for future generations to enjoy.

The Land Information Memorandum (LIM) report provides a summary of all the information that local authority has on file about the property, in particular, all works on the property that Council has had involvement in, including resource consents, engineer’s report and whether the property is located in an area prone to flooding, high wind zones etc.
This document should be read in conjunction with the Land Covenants which are or will be registered against the title to each property in the Development.
To ensure consistent quality housing, Purchasers are required to obtain written approval from YDL for any dwelling prior to making an application for building consent to Selwyn District Council.
As part of our Subdivision Consent, Selwyn District Council requires a wastewater system to be installed. This is to be installed at the Purchaser’s cost, along with the remainder of the house sewer drain works. The disposal field for the unit needs to be located within the requirements of the resource consent CRC240617.

As part of the subdivision consent process there was no requirement to undertake a Geotech investigation for this development. We note that there are well graded gravel aggregates located on average 400mm below ground level. This makes it highly likely to meet the definition of ‘good ground’ as defined in NZ Standard 3604.
